The April statistics are now in from
NABOR. I have summarized them for you however, if you want to view the
entire report go to naplesarea.com and click on the statistics tab in the upper
right hand corner.
1) Led by the decrease in REO's under
$300,000 the pendings were down slightly in April (-3%) however, every
category above $300,000 was up. The largest being the $500,000 to $1
M which was up 12.7%.
2) Closed sales for the last 12 mo's were up
3.8% and the median sales price was up 6.3% (a good thing for buyers to know).
3) Inventory is down 13.2% compared to April
of 2011 and we have only an 8.4mo. supply of properties for sale compared to a
10 mo. supply last April.
