Naples Area Real Estate Transactions Released

NAPLES, Fla.-October 14, 2011- Real estate sales activity continues to increase with single-family home sales and the Naples Beach area is leading the way according to a report released by the Naples Area Board of REALTORS^® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).

For the 12 months ending September 2011, all Naples geographic areas showed an increase in pending sales compared to the same 12 months in 2010. Properties in the Naples Beach area remain in the highest demand with 1,776 contracts for the 12 months ending September 2011 compared to 1,471 contracts for the 12 months ending September 2010.

The third quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

For the 12 months ending September 2011 overall pending sales increased 11 percent with 10,036 contracts compared to 9,026 contracts for the 12 months ending September 2010.

Condo sales increased 7 percent with 807 sales in the third quarter of 2011 compared to 752 sales in the third quarter of 2010.
The available inventory decreased 20 percent to 7,069 available properties in the third quarter of 2011 down from 8,800 available properties in the third quarter of 2010.

"Traditional sales represent 60 percent of the sales activity in the Naples area. Foreclosure sales remain low and the number of short sale closings are increasing, this is a sign that banks are willing to work with homeowners,"

The report also provides a comparison of results for September 2011 to the same month, 2010, including single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

Overall home sales in the $300,000 to $500,000 price category increased 27 percent with 70 sales in September 2011 compared to 55 sales in September 2010.

Single-family pending sales in the Naples Beach area increased 15 percent for the 12 months ending September 2011 with 714 contracts compared to 621 contracts for the 12 months ending September 2010.

Condo sales saw a 6 percent increase for the 12 months ending September 2011 with 4,192 sales compared to 3,966 sales for the 12 months ending September 2010.

Consumer confidence rises a bit in Sept.

NEW YORK – Sept. 26, 2011 – The Conference Board Consumer Confidence Index, which had declined in August, remained essentially unchanged in September. The Index now stands at 45.4, up slightly from 45.2 in August.

The Present Situation Index decreased to 32.5 from 34.3. The Expectations Index, which gauges expectations for the future, edged up to 54.0 from 52.4 last month.

“The pessimism that shrouded consumers last month has spilled over into September,” says Lynn Franco, director of The Conference Board Consumer Research Center. “Consumer expectations, which had plummeted in August, posted a marginal gain. However, consumers expressed greater concern about their expected earnings, a sign that does not bode well for spending. In addition, consumers’ assessment of current conditions declined for the fifth consecutive month, a sign that the economic environment remains weak.”

Consumers’ assessment of current conditions weakened in September. Those claiming business conditions are “good” decreased to 11.7 percent from 14.1 percent, while those claiming business conditions are “bad” remained virtually unchanged at 40.4 percent. Consumers’ appraisal of employment conditions, however, was mixed. Those claiming jobs are “hard to get” increased to 50.0 percent from 48.5 percent, while those stating jobs are “plentiful” increased to 5.5 percent from 4.8 percent.

Consumers’ short-term outlook, which had deteriorated sharply last month, improved slightly in September. Those expecting business conditions to improve over the next six months decreased to 11.3 percent from 11.8 percent, while those expecting business conditions to worsen declined to 22.6 percent from 24.6 percent.

Consumers were also slightly less pessimistic about the outlook for the job market. Those anticipating more jobs in the months ahead edged up to 12.0 percent from 11.8 percent, while those expecting fewer jobs declined to 28.6 percent from 31.2 percent. The proportion of consumers anticipating an increase in their incomes, however, declined to 13.3 percent from 14.3 percent.

Nielsen conducts the monthly Consumer Confidence Survey for The Conference Board. The cutoff date for the preliminary results was September 15th.

Management Changes at The Dunes

In May and June, nine of the ten Dunes Associations voted to bring site management duties and responsibilities in-house. (Dunes III will make a decision on this issue at a future board meeting.) The transition began in late June and by August 1st, all duties that were being performed by Benson's KT will be the responsibility of in-house personnel. Below, we list the major changes and how they will affect you as of August 1st:
Arell Harris has been hired as the Dunes Site Manager. Nicole Ruello-Lynn has been hired as his Assistant. Their offices will be located in The Plantation Club Cottage #5. General site management queries should be directed to the following email address: sitemanagement@dunesofnaples.com.

Lease and rental applications will be processed by Nicole for Seagrove, Dunes I, and Dunes II. Connie Long, the Grande Preserve Office Manager, will process lease applications for the Grande Dominica, Grande Excelsior, Grande Phoenician, and Grande Geneva. With the exception of Dunes III, all lease applications should be sent to the following email address: rentalsandguests@dunesofnaples.com.

Except for Dunes III, processing of unit resale requests (document requests, estoppels, ect.) will be processed by the Dunes Accounting Department and should be directed to : resales@dunesofnaples.com.

Arell is now responsible for the maintenance staff supporting the entire site. There will be two maintenance foremen, one for the POA, Seagrove, Dunes I, Dunes II, and Dunes III and one for the Grande Preserve. For efficiency, all non-emergency maintenance requests should be directed to: maintenance@dunesofnaples.com. For emergency maintenance issues call the Gatehouse.

Later this year, the Accounting Department will be moved to Cottage #4. This will put all of the on-site management staff in one central location. General inquires for the Accounting Department should be directed to: accounting@dunesofnaples.com.
By consolidated all the management, maintenance, and finances of the Dunes in the hands of a highly competent and dedicated in-house staff, we will be better able to provide all participating associations and their owners with high-quality and cost-effective support.

(The more recent the better - down payment savings can be spent and even jobs can be lost between the time of the approval and the time of the offer, if many moons have passed.)

If the buyer is using cash, the listing agent should insist on receiving a recent proof of funds, like a bank account statement, documenting that the buyer has the cash they’ll need to close on hand.

If you do agree to leave some things behind - whether for a fee or for free, make sure you explain to the buyer in writing that you cannot offer a warranty on the item(s), and work with your broker or agent to ensure that the paperwork doesn’t run afoul of any lender guidelines.

Overall closed sales for the 12 months ending October 2010 increased 19 percent with 7,912 sales compared to 6,645 sales for the 12 months ending October 2009.

Single-family pending sales increased 20 percent with 436 contracts in October 2010 compared to 363 contracts in October 2009. Single-family pending sales in the $1 to $2 million category increased 54 percent for the 12 months ending October 2010 with 263 contracts compared to 171 contracts for the 12 months ending October 2009.

Condo pending sales increased 6 percent in October 2010 with 345 contracts compared to 326 contracts in October 2009.

Condo closed sales increased 31 percent with 3,897 contracts for the 12 months ending October 2010 compared to 2,964 contracts for the same 12 months last year.

The overall Median Closed Price for the 12 months ending October 2010 showed no change from one year ago, remaining at $180,000. However, there was a 3% overall increase in the median for properties in the price segments above $300,000

Although I successfully oversaw the entire operation at each of these clubs, I most notably provided the passionate leadership, guest service training and coordination of unique events for our restaurants, banquets and member functions. My knowledge and humble success in the food service industry grew from the ground up, but were always led by my core beliefs...great food served by exceptional individuals in a dynamic environment.

A biography does not accurately portray the personal make-up of an individual. The passionate and creative thinking, the genuine care and concern for the betterment of a membership, the ability to develop relationships built on trust, honesty and open communication and most importantly, the moral character, work ethic and desire needed to continually strive for perfection. These are the traits that guide my management style and I will require of my entire staff. These are the traits that will serve you daily. This foundation, along with my knowledge and professional experience, will play a dynamic role for you and the community for many years to come and will ensure The Dunes maintains its reputation and standing as the premier waterfront resort community in Southwest Florida.

Fire Alarm Inspections.......

Dunes Condominium Owner:

Please be advised that we are scheduling the mandatory annual tests and inspections by Simplex-Grinnell for the week of August 16 - 20, 2010 for the fire control (alarm) systems and the sprinkler systems, for each of the Dunes condominium tower buildings. This service is required by law and will include inspections of the fire sprinklers in the individual condominium units. All units must be inspected. When a unit is vacant, a Dunes staff member will provide access to the unit for the Simplex-Grinnell representative to perform the required inspection.

A notice will also will be posted in the building in advance of the tests and inspections. If you have any questions or concerns regarding this matter, please contact me, or Paul Gonzalez or Arell Harris.

30-Year Mortgage Rates Remain Low

The weekly average rate borrowers were quoted on Zillow Mortgage Marketplace for thirty-year mortgages remained relatively steady last week. Last week’s rate was 5.07%, up slightly from 5.06% the week prior, according to the Zillow Mortgage Rate Monitor, compiled by real estate website Zillow.com®. Meanwhile, rates for 15-year fixed mortgages rose to 4.72%, up from 4.68% and 5-1 adjustable rate mortgages decreased substantially, down to 4.38% from 4.47% the week prior.

Rates for 30-year fixed purchase mortgages fell even further, with the average rate on Zillow Mortgage Marketplace at 4.97%.

Thirty-year fixed mortgage rates varied by state. New Jersey mortgage rates and Pennsylvania mortgage rates increased the most, up from 5.05% to 5.09% in New Jersey, and from 5.03% to 5.07% in Pennsylvania. Georgia mortgage rates (4.99%) and Florida mortgage rates (5.01%) were the lowest in the country, while Ohio mortgage rates (5.17%) were the highest. RPX Monthly Housing Market Report Shows Sales Picking Up

The spring home buying season appears to be out in full force, despite the beleaguered economy. Home sales are up in most markets, and prices are even trending up in some areas as well. It still is too early to call a market bottom — especially considering the potential foreclosure situation — but this appears to be a positive trend nonetheless.
Spring buying season typically starts in February, and the resulting increase in demand traditionally causes prices to strengthen, and that’s exactly what happened this February as transaction counts increased month-over-month in 22 of the nation’s 25 metropolitan statistical areas (MSAs) tracked by Radar Logic. Home prices also improved in nine MSAs, compared to just six MSAs in February 2008.

“Seasonal strength in home sales was evident in February 2009,” said RadarLogic in its RPX Monthly Housing Market Report released today. “Transactions increased…13 MSAs posted their largest month-over-month increases since 2006.”

NABOR report indicates homebuyers are getting off of the fence

The first quarter of 2009 ended on a high note in the local real estate market, according to the latest report from the Naples Area Board of Realtors, which tracks home listings and sales within Collier County, excluding Marco Island.

NABOR agents are reporting significant increases in the number of buyers looking at residential property, indicating that realistic pricing adjustments have spurred buyers to get off the fence.

The first quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

Overall home sales for properties under $300,000 saw a 113 percent increase, with 964 sales in the first quarter of 2009 compared to 452 in the first quarter of 2008. Single-family homes sales under $300,000 increased 242 percent with 510 in the first quarter of 2009 compared to 149 in the first quarter of 2008.

The overall median closed price decreased 36 percent to $237,000 for the 12 months ending March 2009 from $370,000 for the 12 month ending March 2008.

Statistics for March 2009 also showed large increases in sales. According to NABOR, over the last 12 months, home sales increased 30 percent, and the inventory in the under $300,000 single-family home market has a current 14 month supply, down from 45.6 months of inventory in March 2008.

"There is a narrow window for qualified buyers looking for homes under $300,000," says Mike Hughes, vice president of Downing Frye Realty.

Existing home sales hits five-year high

Sales of existing single-family homes in March were the highest recorded for a single month in the past five years, according to a report by the Realtor Association of Greater Fort Myers and the Beach, Inc.

In March, there were 1,326 existing single-family homes sold in Lee County, compared to 577 in March 2008, an increase of 130 percent. Pending sales are also up 84.2 percent year to year, with 2,019 single-family homes pending versus 1,096 a year ago.

The number of single-family homes listed on the MLS continued to decrease. At the end of March there were 9,666 active listings for existing single-family residential properties compared to 11,372 a year ago, a decline of 12.3 percent.

However, the median price is still contracting due to the influence of bankowned and short sale properties. During the first quarter of 2009, foreclosures represented 67 percent of the single-family properties sold at a median price of $70,857; short-sale properties represented 14 percent of total sales with a median price of $119,908 and traditional properties represented 19 percent of total sales with a median price of $190,000.

"No one can argue that bank-owned properties are affecting our median price; however, buyers need to realize that our market is extremely competitive and very fast paced", said Suzanne Sherer, president of the Realtor Association of Greater Fort Myers and the Beach, Inc. "Today's buyers should have their financing lined up and make their best offer, as most properties are receiving multiple offers and the competition may very well be a cash buyer."

Real Estate Investing: Why Now?

Real estate entrepreneur Gerald Marshall recently sat down with us to discuss the state of the property market and how his firm, Amerimar Enterprises, is uniquely positioned to capitalize on the opportunities created by these tough economic times. This is what he had to say…

Q: What do you see happening in the commercial real estate market today?

A: Well, the real estate capital markets are almost completely frozen, and the economy is in a relatively dismal state, making debt financing almost impossible to obtain and future real estate cash flows extremely difficult to forecast. As a result, it is estimated that transaction volume is down about 85 percent. All this is happening as we enter a three-year period when approximately $500 billion of commercial debt will be maturing and about 1/5 of that will not be fully secured by the underlying collateral, likely resulting in forced sales.

What does this mean? For properties to clear the market, prices will need to drop significantly. We believe the next three years will present the best opportunity to acquire U.S. commercial real estate since the early 1990’s.

Q: Which product type or asset class will present the greatest opportunity?

A: We think the earliest opportunities in this cycle will be on the debt side buying loans at a discount, either whole loans or junior notes that are in the money. We don’t feel there is a need to inject further equity into the system, as long as we can generate equity-type returns with debt-type risk.

After a plan is secured for the trillion dollars or so of the toxic debt on the balance sheets of commercial lenders, we believe the first attractive property targets will be in the office sector where you can buy properties with term on the leases to help get through an extended economic downturn. Later in the cycle as the economy rebounds, we will begin to pursue hotels and as job creation begins, multi-family properties.

Q: Are you waiting for the market to hit a bottom before you begin buying?

A: In the real estate business, bottoms can only be called in hindsight. So if you’re waiting for the bottom, then you will certainly miss it. You need to go into every deal prepared for a protracted downturn and adequately capitalized to ride it out.

We generally believe if you are buying at a time when there is very little acquisition debt available and many players sidelined dealing with presumed asset and liquidity issues, you will look back a few years later and be very glad you bought.

Q: How big is this opportunity, quantitatively speaking? And how will you take advantage of attractive pricing if there is no debt available to finance your acquisitions?

A: Between 1993 and 1995, we experienced similar market events and opportunities to what we anticipate over the next three years. In that time, Amerimar projected average IRRs of 18-20 percent. But what actually happened? We achieved IRRs in excess of 40 percent on properties purchased in that period, more than doubling our projections. Effectively, we earned 20 percent from executing on our value-add business plans, and we gained another 20 percent or more from improved property and capital markets, as tenants expanded, rents corrected, and debt became available to buyers.

To answer the second part of your question, these returns were achieved using very low leverage, as it simply was not available. In fact, of the nine properties we purchased between 1993 and 1995, five of them were acquired all equity.

Q: Tell me a little more about Amerimar, and why the company is poised to take advantage of the current market weakness.

A: Let me take this one in two parts. First, Amerimar is a privately held, owner-operator of U.S. commercial real estate, headquartered in New York and Philadelphia, with satellite offices in Denver and San Francisco. We are very hands on as both asset and property managers on our deals. As a result, issues and trends are reported up from the properties and down from senior management on a real-time basis. The insights we gain by being on the ground enable us to make nimble, informed decisions across markets and business disciplines, not only improving our performance as operators but also as buyers and sellers, thereby providing our investors with better results and less risk.

What do we look for in an acquisition target? We look to opportunistically purchase an underperforming property and add value by repositioning it, with the conservative use of leverage. That said, our core business competency is the creation of value through enhanced real estate operations, which I think is an important distinction in an economy tattered by overleveraging. I’m proud to say that Amerimar’s weighted average loan-to-cost at acquisition is approximately 56 percent on the 44 properties we acquired since 1993, and we have never been in default on a loan that we took since I started with the company in 1989.

As for the second part of your question, our portfolio currently consists of approximately $700 million of office, hotel, multi-family, retail and mixed-use properties. Since 2006, we have been net sellers of real estate, paring back our portfolio from 23 properties in 2005 to just 14 today. Yet, we have the same executive team and same size staff that we had in 2005. So, when we fully deploy the fund we are raising, we will not be overextending our team as our portfolio will be returning to about the same size it was 2005.

Unexpected Jump in Home Sales in February

Sales of previously owned homes in the United States showed unexpected strength in February, offering a glimmer that the tumbling housing market may be searching for a bottom even as economists brace for another wave of foreclosures driven by rising job losses.
The National Association of Realtors reported on Monday that sales of existing homes rose 5.1 percent in February after a 5 percent decline in January. Home sales in the Northeast, South, West and Midwest all gained ground for February as buyers scooped up foreclosure properties.

“We are close to seeing a bottom in both new and existing home sales,” Michael T. Darda, chief economist at MKM Partners, wrote in a note to clients.

But all real estate is local, and whether the housing market has begun to finally scrape bottom remains a question of location, location, location.

Economists and real-estate experts said the worst-hit parts of the country looked like they were starting to emerge from the wreckage of the housing bust and a tide of foreclosures. Other markets like New York or Washington, where prices have not tumbled so starkly, will probably face more stagnant sales and sliding prices in the months ahead.

In the West, where home prices have dropped 30 percent from last February, homes sales rose 30 percent last month from a year earlier. In the Northeast, where housing prices have only dropped 4.8 percent, to $251,200, over the last year, sales are down 15 percent for the year. “The areas that fall the fastest are going to recover,” said Guy Cecala, publisher of Inside Mortgage Finance. “There’s going to be a floor established. Seven hundred thousand dollar houses are $250,000 — that’s what’s bringing people back into the markets.”

The Obama administration and the Federal Reserve have introduced aggressive moves to try to lower borrowing costs, keep homeowners out of foreclosure, and stem two years’ of losses in the housing market, which lies at the center of the financial crisis.

Last month, President Obama unveiled a $275 billion plan to help as many as nine million homeowners refinance or avoid foreclosure using a variety of incentives to lenders and homeowners. The administration also included an $8,000 tax credit for first-time homebuyers in the stimulus package.

And last week, the Federal Reserve, which has already cut overnight interest rates to nearly zero, announced it would buy some $1 trillion in government debt and mortgage-backed securities in an effort to chip away at mortgage rates.

The nationwide average for a 30-year fixed mortgage is 5.08 percent compared with 5.62 percent a year ago, according to Bankrate, and many lenders are offering loans with interest rates near 4.75 percent.

The Realtors’ group reported that the median home price in February was $165,400, slightly higher than a revised $164,800 in January, but down 15 percent from a year ago. Median home prices peaked at $230,100 in July 2006. Source: nytimes.com

Housing Stimulus and Stabilization Will Help Economic Recovery

The following is a statement by National Association of Realtors® President Charles McMillan:

“The American Recovery and Reinvestment Act is important for the U.S. economy and contains some important housing provisions. Eliminating the repayment provision in the $7,500 first-time home buyer tax credit will help bring buyers to the market and reduce housing inventory. NAR has been advocating that this provision be improved – the change will stimulate more than 200,000 additional home sales, which will help stabilize home values.

“Reinstating the higher loan limits for FHA, Fannie Mae and Freddie Mac for mortgages in high-cost areas is also important and will help reduce inventory and improve liquidity in the overall mortgage market. The allocation of resources for neighborhood stabilization efforts to help communities purchase and rehabilitate foreclosed and vacant properties is also very promising for the housing market. This funding will help protect communities across the country and preserve home values from further decline.

“As the leading advocate for homeowners and the real estate industry, NAR will continue to address issues facing Americans who are trying to purchase a home, protect their current home or preserve investment opportunities in residential and commercial properties. NAR recognizes the efforts of the members of Congress who understand that without a housing recovery, an overall economic recovery is impossible.

“NAR believes that positive steps are being taken to improve the housing market and will continue to work with President Obama, Congress and regulators to make housing stabilization a key component of any federal recovery plans.”
