Management Changes at The Dunes

In May and June, nine of the ten Dunes Associations voted to bring site management duties and responsibilities in-house. (Dunes III will make a decision on this issue at a future board meeting.) The transition began in late June and by August 1st, all duties that were being performed by Benson's KT will be the responsibility of in-house personnel. Below, we list the major changes and how they will affect you as of August 1st:
Arell Harris has been hired as the Dunes Site Manager. Nicole Ruello-Lynn has been hired as his Assistant. Their offices will be located in The Plantation Club Cottage #5. General site management queries should be directed to the following email address: sitemanagement@dunesofnaples.com.

Lease and rental applications will be processed by Nicole for Seagrove, Dunes I, and Dunes II. Connie Long, the Grande Preserve Office Manager, will process lease applications for the Grande Dominica, Grande Excelsior, Grande Phoenician, and Grande Geneva. With the exception of Dunes III, all lease applications should be sent to the following email address: rentalsandguests@dunesofnaples.com.

Except for Dunes III, processing of unit resale requests (document requests, estoppels, ect.) will be processed by the Dunes Accounting Department and should be directed to : resales@dunesofnaples.com.

Arell is now responsible for the maintenance staff supporting the entire site. There will be two maintenance foremen, one for the POA, Seagrove, Dunes I, Dunes II, and Dunes III and one for the Grande Preserve. For efficiency, all non-emergency maintenance requests should be directed to: maintenance@dunesofnaples.com. For emergency maintenance issues call the Gatehouse.

Later this year, the Accounting Department will be moved to Cottage #4. This will put all of the on-site management staff in one central location. General inquires for the Accounting Department should be directed to: accounting@dunesofnaples.com.
By consolidated all the management, maintenance, and finances of the Dunes in the hands of a highly competent and dedicated in-house staff, we will be better able to provide all participating associations and their owners with high-quality and cost-effective support.

These much needed projects are scheduled for September 19th through 25th, 2011. Unfortunately, the nature of the work to be completed will require the closure of these amenities (tennis courts and swimming pool) during this time period. Alternative tennis and pool options will be made available to our residents and guests during this time period.

Questions Your Listing Agent Should Be Asking Buyers.

1. Where’s your proof?
If your home’s buyer plans to use mortgage financing, you should get a pre-qualification letter from a mortgage pro who has actually run the buyer’s credit, seen their down payment money and checked their income and assets - it’s not overkill for your agent to call the buyer’s mortgage contact and check on how recent and how strong (or tenuous) this approval is. (The more recent the better - down payment savings can be spent and even jobs can be lost between the time of the approval and the time of the offer, if many moons have passed.)

If the buyer is using cash, the listing agent should insist on receiving a recent proof of funds, like a bank account statement, documenting that the buyer has the cash they’ll need to close on hand.

2. Is there anything you’d like?
If you do agree to leave some things behind - whether for a fee or for free, make sure you explain to the buyer in writing that you cannot offer a warranty on the item(s), and work with your broker or agent to ensure that the paperwork doesn’t run afoul of any lender guidelines.
