New Statistics Out Today on October 2010 Real Estate Market

Overall closed sales for the 12 months ending October 2010 increased 19 percent with 7,912 sales compared to 6,645 sales for the 12 months ending October 2009.

Single-family pending sales increased 20 percent with 436 contracts in October 2010 compared to 363 contracts in October 2009. Single-family pending sales in the $1 to $2 million category increased 54 percent for the 12 months ending October 2010 with 263 contracts compared to 171 contracts for the 12 months ending October 2009.

Condo pending sales increased 6 percent in October 2010 with 345 contracts compared to 326 contracts in October 2009.

Condo closed sales increased 31 percent with 3,897 contracts for the 12 months ending October 2010 compared to 2,964 contracts for the same 12 months last year.

The overall Median Closed Price for the 12 months ending October 2010 showed no change from one year ago, remaining at $180,000. However, there was a 3% overall increase in the median for properties in the price segments above $300,000

Dunes Sales Statistics

While home buying activity is cooling in other parts of the country, luxury-home sales in Naples are picking up! Statistics show the higher end market has stabilized.

Great News for The Dunes Owners...........

For the condo market in the Naples area above $500,000 closed sales rose 28% over this time last year! The inventory in the same price range has gone down 20% over this time last year! Median home price is up 16% from September 2010 over September 2009!


The Dunes out performed the overall market! Sales are up 117% over last year! The Grande Preserve sales are up 284% over last year!

Closed sales ranged from $400,000-$1,333,000.

I wish to express my sincerest appreciation for selecting me as your Club Manager at The Plantation Club and entrusting me to oversee and revitalize your treasured club.

My professional experience in club operations began in the golf industry in Pennsylvania many years ago and led me to the position of General Manager at The Dunes Golf & Tennis Club on Sanibel Island, The Captiva Golf Club on Captiva Island and Naples Harbour Yacht Club in Naples. Although I successfully oversaw the entire operation at each of these clubs, I most notably provided the passionate leadership, guest service training and coordination of unique events for our restaurants, banquets and member functions. My knowledge and humble success in the food service industry grew from the ground up, but were always led by my core beliefs...great food served by exceptional individuals in a dynamic environment.

A biography does not accurately portray the personal make-up of an individual. The passionate and creative thinking, the genuine care and concern for the betterment of a membership, the ability to develop relationships built on trust, honesty and open communication and most importantly, the moral character, work ethic and desire needed to continually strive for perfection. These are the traits that guide my management style and I will require of my entire staff. These are the traits that will serve you daily. Fire Alarm Inspections.......

Dunes Condominium Owner:
Please be advised that we are scheduling the mandatory annual tests and inspections by Simplex-Grinnell for the week of August 16 - 20, 2010 for the fire control (alarm) systems and the sprinkler systems, for each of the Dunes condominium tower buildings. This service is required by law and will include inspections of the fire sprinklers in the individual condominium units. All units must be inspected. When a unit is vacant, a Dunes staff member will provide access to the unit for the Simplex-Grinnell representative to perform the required inspection.


A notice will also will be posted in the building in advance of the tests and inspections. If you have any questions or concerns regarding this matter, please contact me, or Paul Gonzalez or Arell Harris.
